About Bryan Plumbing
Bryan Plumbing is a Florida plumbing company that works on homes only. Here you can read who we are, how we work and what we will not do.
Who We Are
We are a local plumber for Florida homeowners. We work on houses, townhouses and condos. We do not take commercial jobs like stores or restaurants. Because we only work on homes, we know the problems Florida houses tend to have. We fix leaking pipes, clogged drains, running toilets, low water pressure and broken water heaters. We also install new fixtures, water softeners and gas lines.
Every Bryan Plumbing job is done by a licensed and insured plumber. You should ask any plumber about both before they work in your home. A license shows the plumber is allowed to do the work. Insurance protects your home if an accident happens during the job. We also answer the phone 24/7 for plumbing emergencies, such as a burst pipe or sewer backup.
How We Work
Before the plumber arrives, we call or text you. At your door, the plumber puts on shoe covers. Drop cloths go down before the toolbag opens. Then we take time to find the real cause of the problem. We ask questions and check the pipes around the leak, not just the wet spot.
Once we know what is wrong, you get an upfront price. You can ask for a written quote too. We use quality lead-free parts, because your family drinks this water. Each truck carries common parts, so most jobs wrap up the same day. If we need to order a part, we tell you right away. When the job is done, we run the water and check for leaks. Then we clean up and give you a written warranty on parts and labor.
What We Won't Do
We will not do any work you have not approved. If we find a second problem, we stop and show it to you. Then we give you a price for it, and you decide. We will not push a new water heater when a simple repair will fix the old one. We will not rush you or say a job is urgent when it is not. If a repair can safely wait, we tell you that too.
Some work is outside what we do. We do not work on commercial buildings. We do not dry out flooded rooms or handle insurance claims. We also do not give prices over the phone for problems we have not seen. Without a look, any number would only be a guess. After a flood, we will tell you when you need a restoration company instead.
Plumbing for Florida Homes
Florida houses have their own plumbing problems. Many older homes have cast iron drain pipes under a concrete slab. These pipes can rust and crack with age. Some homes built in the eighties and early nineties still have polybutylene pipes. This gray plastic pipe can break without much warning. Hard water from limestone also leaves scale in water heaters and faucets. In parts of Central Florida, sinkholes can shift the ground and the pipes in it.
The weather is hard on plumbing too. Salt air near the coast causes corrosion on pipes and fittings. Humid air keeps cabinets and attics damp. Hot garages wear out water heaters faster. Hurricanes bring floods, and North Florida can get a rare hard freeze. As a local plumber, Bryan Plumbing knows these problems and how to fix them.
Our Values
We Ask First
It is your home and your money. We explain your options and you choose. No work begins until you say yes.
We Keep It Clean
Drop cloths protect your floors, and we wear shoe covers inside. We clean up before we leave, so the room looks like it did when we arrived.
We Speak Plainly
We explain problems in simple words. If a part is worn out, we show it to you and tell you what it means.
We Stand Behind Our Work
Every job comes with a written warranty on parts and labor. If our repair fails, we come back and fix it.
