Overview

About Our Repiping Service

Bryan Plumbing does repiping in Florida for homes with old or failing water lines. A whole house repipe means we replace the pipes that carry water to your sinks, tub, shower and toilets. It is a big job, so we plan it with care. We keep your home livable the whole way through.

Many Florida homes have pipe that has worn out. Houses from the fifties and sixties often have galvanized steel pipe. It rusts inside until your water pressure drops to a trickle. Homes from the late seventies into the nineties may have gray polybutylene pipe. This plastic gets brittle and can break at the fittings with no warning.

Copper pipe can fail too. In some Florida water, copper slowly wears thin and gets pinhole leaks. Hot water lines often go first. Once you have two or three leaks, patching them one by one costs more than fixing the cause. Our plumbers are licensed and insured. We give you the full price in writing first.

Warning signs

When to Call for Repiping

Repiping is a big choice. These signs tell you it may be time to replace your pipes.

Gray polybutylene pipe

Look at the pipes by the water heater and under sinks. Gray plastic pipe marked PB is polybutylene. It can fail at any time.

Pinhole leaks in copper

Green spots, tiny sprays or wet drywall in more than one room mean the copper is wearing thin. More pinhole leaks usually follow.

Low water pressure everywhere

Old galvanized pipe fills up with rust over time. If every faucet in the house is weak, the pipe is the problem.

Brown or rusty water

Rust-colored water first thing in the morning often means steel pipe is rusting inside your walls.

Lots of old patches

If your pipes are a mix of copper, PEX and old pipe from past repairs, each joint is one more place to leak.

Buying or selling a home

Home inspectors often flag polybutylene and galvanized pipe. Some insurance companies ask what pipe you have.

What we do

Our Repiping Services

Polybutylene pipe replacement

We remove the old polybutylene and put in PEX or copper. The new pipe runs from the main shutoff to every fixture and the water heater.

Galvanized pipe replacement

Bryan Plumbing swaps rusty galvanized pipe for new lines. Your water pressure comes back and the brown water goes away.

PEX repipe

PEX is a flexible plastic pipe. It holds up well against the water that eats through copper. We run it through the attic and walls.

Copper repipe

Some homeowners want copper. We install it with good supports and lead-free fittings. We also talk through your water first.

New shutoff valves

Every sink and toilet gets a new shutoff valve. We also add a main shutoff that is easy to reach.

Partial repiping

Sometimes only one part of the house needs new pipe. We tell you when a smaller job will fix the problem.

How it works

How Our Repiping Service Works

  1. Walkthrough and plan

A plumber looks at your pipes, the main shutoff and the attic. Then we map out where the new pipe will run.

  2. Written price you approve

You get a written, upfront price for pipe, valves and wall openings. We only book the job once you say yes.

  3. Repipe room by room

We cover floors with drop cloths and wear shoe covers. We run new pipe and turn your water back on at the end of most days.

  4. Pressure test and walkthrough

We pressure test the whole system and run every faucet. Then we show you the openings and the new shutoff valves.

DIY or a pro

DIY or Hire a Plumber?

A repipe touches every bathroom and the kitchen. The pipe has to be the right size for good water pressure. It needs proper support so it does not sag or bang in a hot attic. Every joint has to be tight. A shortcut can mean low pressure or a leak inside a finished wall.

Bryan Plumbing plans each repipe around how your household uses the house. We keep wall openings small and the work area clean. Our warranty includes parts and labor on the finished job.

Repiping Tips for Florida Homes

These steps help protect your home until your repipe is done.

  1. Find your main shutoff

Find the main water valve and make sure it turns. Show everyone in the house where it is.

  2. Check the meter for leaks

Turn off every faucet and watch the small leak dial on your water meter. If it moves, you have a hidden leak.

  3. Keep water pressure in check

High water pressure is hard on old pipe. A working pressure valve protects old pipes and new ones.

  4. Watch for ceiling stains

A faint ring on a ceiling under a bathroom often means a slow pinhole leak. Call us before it spreads.

  5. Turn off water when you travel

Close the main valve when you leave for a long trip or a storm. Old pipes often fail when no one is home.

  6. Ask about your water

If copper keeps getting pinholes, your water may be part of the cause. That helps you pick the right new pipe.

Pricing

Repiping Cost in Florida

We never price a repipe without seeing the house. A plumber walks through first. Then we put an upfront price in writing for you. Nothing gets booked until you approve it. These things affect the price most.

Size of the home

More bathrooms, longer runs and a second floor mean more pipe, more fittings and more labor.

PEX or copper

The two types of pipe cost different amounts. They also take different amounts of labor to install.

Attic and wall access

A roomy attic makes the work easier. A low roof or tight space takes more time.

Number of fixtures

Each sink, toilet, tub, shower and outdoor faucet gets its own line and shutoff.

Water heater hookups

We often update the water heater connections to meet code. That is part of the job and the price.

Questions

Repiping FAQ

Does my Florida home have polybutylene pipe?

Look at the pipe coming out of the water heater and under the sinks. Polybutylene is gray, flexible plastic pipe. It is often stamped PB. Many Florida homes built from the late seventies into the nineties have it. Bryan Plumbing can check your home and quote a polybutylene pipe replacement.

Why does my copper pipe keep getting pinhole leaks?

The cause is usually the water itself. Some water slowly eats away copper from the inside. Hot water lines often fail first. Once you have pinhole leaks in a few spots, more tend to show up. That is why many Florida homeowners choose a PEX repipe.

Is PEX or copper better for a whole house repipe?

Both work well when they are put in right. PEX bends around corners and needs fewer fittings. It also holds up against water that wears down copper. Copper is rigid and has a long track record. We tell you what we would pick for your home, and you decide.

Do you have to break up my slab floor to repipe?

Almost never. In most slab homes, we leave the old pipe in the floor and shut it off. Then we run new pipe through the attic and down the walls. This is faster and makes less mess. Drain pipes under the slab are a separate issue, and we will tell you if they need work.

Can I stay home during a repipe?

Yes, in most cases. Bryan Plumbing works in sections and turns your water back on at the end of most days. You can still cook and shower at night. Expect some noise and a few small holes in walls and ceilings. We go over the schedule with you before work begins.

How long does repiping a house take?

It depends on the size of the home and how easy the attic is to work in. A small one-story home goes faster than a large two-story home. Your written quote includes the schedule. We tell you each day what is done and what comes next.
