Overview

About Our Leak Detection Service

Leak detection in Florida starts with one simple question. Is water leaving your pipes when nobody is using it? A hidden water leak behind a wall or under the floor rarely makes a puddle. Instead you may see a high water bill, smell something musty, or notice a swollen baseboard.

Bryan Plumbing finds leaks one step at a time. First we check the water meter to make sure water is really being lost. Then we test each part of the plumbing on its own. That includes the hot and cold lines, the fixtures, the sprinklers, the water heater and the pipe from the street. This tells us where to look. Our goal is to open one small spot, in the right place, the first time. This saves your floors, walls and time.

Older Florida homes have many common leak sources. Hard water wears thin spots in old copper pipe until small holes form. Gray polybutylene pipe gets brittle at the fittings. Old metal pipe rusts from the inside. A slab leak can start when sandy soil shifts and strains a pipe buried in the concrete. Once we find the leak, you get a clear price for the leak repair.

Warning signs

When to Call for Leak Detection

A hidden water leak leaves clues. These are the signs Florida homeowners notice most.

Water Bill Went Up

A high water bill with no new guests or sprinkler changes often means a leak. Turn off all water and watch the meter. If it moves, water is escaping.

Warm Spot on the Floor

When a hot water pipe leaks under the slab, the tile above it feels warm. Many people find it with bare feet first.

Sound of Running Water

A soft hiss with every faucet off often means a pipe is leaking. The pipe may be inside a wall or under the floor.

Stains or Soft Drywall

Look for ceiling stains under a bathroom or attic water heater. Bubbling paint and soft drywall are signs of a leak too.

Musty Smell That Stays

Florida air is already damp. But a musty smell that stays near one wall or one sink is worth checking.

Wet Spot in the Yard

A leak in the pipe from the meter can leave a soggy patch. You may also see one strip of grass that stays greener than the rest.

Call earlyYou can check for a leak tonight. Turn off every faucet, the ice maker and the sprinklers. Write down the number on your water meter. Wait a while with no water in use, then check again. If the number went up, call us before the leak causes more damage.

What we do

Our Leak Detection Services

Slab Leak Detection

We test the hot and cold lines under your foundation one by one. That way we find the leak before we touch any concrete.

Leaks in Walls and Ceilings

We find leaking pipes inside walls and between floors. This includes upstairs bathrooms that drip into the ceiling below.

Yard Line Leaks

The pipe from the meter to your house runs through sand and tree roots. We find the break and fix or replace that pipe.

Toilet and Faucet Leaks

We fix toilets that run without a sound, shower valves that leak inside the wall, and shut-off valves that drip under the sink.

Water Heater Leaks

We check garage and attic water heaters, plus their hoses, relief valves and drain lines. Florida heat wears these parts faster.

Sprinkler Line Leaks

Where your sprinklers connect to house water, we check the backflow valve and the connection for leaks.

How it works

How Our Leak Detection Service Works

  1. Check the Meter

We start at the water meter to prove water is leaking. This way we do not chase a problem you do not have.

  2. Test Each Line

We shut off and test each line by itself. We keep going until the leaking pipe shows itself.

  3. Show You the Price

Once we find the leak, we explain your options. It might be a small fix or a new pipe route. You approve the price first.

  4. Fix and Test Again

After the leak repair, we test the pipes again and check the meter. That way you know the leak is gone.

DIY or a pro

DIY or Hire a Plumber?

Guessing where a leak is costs money. If someone cuts the floor in the wrong place, you get a second hole and more tile to replace. Bryan Plumbing finds the leak before we break anything. Then we help you choose between a spot repair and running a new pipe.

Sometimes one leak means the whole pipe is wearing out. Polybutylene, thin copper and old metal pipe often leak in more than one spot. If we see that, we tell you so you can plan ahead.

Leak Detection Tips for Florida Homes

Small leaks are easier to fix when you catch them early. These simple habits help.

  1. Check Your Meter Monthly

With all water off, look at the meter. It is quick and can catch a slow leak before your bill does.

  2. Look Under Sinks

Feel the pipes and valves under sinks and behind toilets. Green crust or a wet cabinet floor means you should call.

  3. Check the Water Heater

Heaters in garages and attics work hard in Florida heat. Look at the pan, hoses and relief pipe now and then.

  4. Know If You Have Polybutylene

Gray plastic pipe under sinks or near the heater leaks often. It is common in homes from the late seventies to the mid nineties.

  5. Watch for Hard Water

White crust on faucets means scale is building inside your pipes too. Over time it wears out pipes and valves.

  6. Check for Leaks After Storms

Fallen trees and moving soil can crack yard pipes. When the water comes back on, check your meter.

Pricing

Leak Detection Cost in Florida

The cost of a leak repair depends on where the leak is and how we fix it. Once we find it, Bryan Plumbing gives you a price. Nothing happens until you approve that upfront price. You can ask for a written quote. These things change the cost.

Where the Leak Is

A drip under a sink is simpler than a pipe under a tile floor.

How We Fix It

Fixing a pipe through the floor is a different job from running a new pipe through the attic.

Type of Pipe

Copper, CPVC, PEX and polybutylene each need their own parts.

Floors and Walls

Tile, wood floors, cabinets and finished ceilings take more care to open.

Condition of Other Pipes

If nearby pipe is worn out, replacing more of it may be smart. The choice is yours.

Questions

Leak Detection FAQ

What are the signs of a slab leak in Florida?

Look for a warm spot on the tile. Listen for water running with every faucet off. Check if the meter moves when no water is in use. Damp baseboards are another sign. In Florida, sandy soil can carry water away from the leak. So the signs may show up a few feet from the actual break.

Why is my water bill so high all of a sudden?

A hidden water leak is a common cause. A running toilet or a leaking pipe under the slab can waste a lot of water with no puddle at all. Turn off all water and watch the meter. If it moves, call Bryan Plumbing and we will find the leak.

Why do older Florida homes get pinhole leaks?

Many older homes have copper water pipes that have carried hard water for a long time. Bit by bit, the pipe walls get thin and small holes form. One pinhole often leads to more. Bryan Plumbing will tell you if replacing a section makes more sense than another patch.

Will you have to dig up my floor to fix a slab leak?

Not always. Once we know which pipe is leaking, we compare two options. One is a repair through the floor. The other is running a new pipe through the walls or attic, which often means no concrete work. We price both and you choose.

Do you fix the leak after you find it?

Yes. Finding the leak is only half the job. We tell you how we plan to fix it and what it will cost. Most leak repairs are done the same day with quality lead-free parts. Then we test the pipes and check the meter again. You can see for yourself that the dial has stopped moving.

Can my sprinkler system cause a leak?

Yes. If your sprinklers use house water, a leak at the backflow valve or a buried pipe shows up on your meter. Some Florida cities use reclaimed water for sprinklers on a separate line. We can help you figure out which system is leaking.
